<br />BUILDING ENVELOPE <br /> <br />~O. The westerly building envelope setback of Lot ~ shall be <br />increased from 25' to 30'. <br /> <br />11. The easterly building envelope setback of Lot 3 shall be <br />increased from a minimum of 25' to 30'. <br /> <br />FENCING AND LANDSCAPING <br /> <br />12. Solid fencing and retaining walls shall be heavily screened <br />from view from Foothill Road by natural landscaping. The <br />applicant for a custom home shall include this landscaping on <br />the plans submitted for design review approval. <br /> <br />13. At the time the custom homes on Lots 1 and 2 are submitted for <br />design review approval, adequate provisions shall be made for <br />private rear yard areas which conform to the City'S General <br />Plan noise standards. Solid fencing shall be included where <br />necessary to achieve such yard area. All solid fencing <br />visible from Foothill Road shall be heavily screened with <br />landscaping. <br /> <br />14. The applicant shall negotiate in good faith to acquire a 20' <br />wide area of land behind the existing residence on Lot 3 from <br />the owner of the property located west of lot 3. The <br />applicant shall then apply for and receive a lot line <br />adjustment for this area. Should the lot line for this area <br />of land be approved, this area of land shall be included in <br />this development plan and shall have the same zoning <br />standards. The applicant shall plant a sufficient number of <br />indigenous, 24" box trees in this area in order to create a <br />natural backdrop for the structure on this property. Such <br />tree planting shall be subject to the review and approval of <br />the Planning Director. <br /> <br />15. The individual design of the custom homes to be constructed on <br />Lots 1 and 2 shall incorporate adequate landscaping on the <br />lots that will create a natural backdrop for the structure in <br />a reasonable time frame. This proposed landscaping will be <br />subject to the review and approval of the Design Review Board <br />at the time of the review of the custom homes to be <br />constructed on each lot. A cross-section through each site <br />illustrating the viewline from Foothill Road of the on-site <br />topography, the proposed structure, and the proposed <br />landscaping shall be provided for the Board's use in this <br />review. <br /> <br />16. No accessory structures or solid fences, as defined by the <br />Municipal Code, shall be located within the 150' setback from <br />Foothill Road. <br /> <br />17. Prior to the approval by the Design Review Board of the custom <br />home to be constructed on Lot 1, all appropriate measures, <br />
