<br />EXHIBIT "A" <br />Resolution No. PC-91-77 <br />Conditions of Approval <br />Case PUD-91-2 <br /> <br />1. The proposed development shall conform substantially to the <br />site plans, elevations, and related materials, Exhibit A <br />(dated "Received October 15, 1991"), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />2. The developer shall obtain all building and other applicable <br />City permits for the project prior to the commencement of <br />construction. <br /> <br />3. The proposed structures to be constructed on these lots shall <br />comply with the provisions of the West Foothill Road Corridor <br />Overlay District, except as modified by these conditions. <br /> <br />ARCHITECTURAL DESIGN <br /> <br />4. The height of the proposed structures to be located on these <br />lots shall be 24 feet as measured vertically from the highest <br />part of the structure (excluding chimneys, antennas, etc.) to <br />the lowest part of the structure. Porches, decks and garages <br />shall not be excluded from the calculation of this overall <br />building height. <br /> <br />5. All building elevations shall receive full architectural <br />treatment, with attention given to minimizing the appearance <br />of massiveness in wall and roof design. <br /> <br />6. The use of stucco siding, in limited amounts, is allowed if <br />the elevation contains other natural materials which visually <br />produce an elevation that is sensitive to the natural <br />surroundings to the satisfaction of the Design Review Board. <br /> <br />7. The proposed colors of each residence shall be submitted for <br />the review and approval by the Design Review Board for the <br />appropriateness of the hue of the color, specified in the <br />project design guidelines, to this natural hillside location. <br />The approved color shall not be reflective nor produce a <br />glare. <br /> <br />8. The proposed custom homes shall not include any reflective <br />glazing in any of the windows or doors. <br /> <br />9. Each of the proposed custom homes on Lots 1 and 2 shall not <br />exceed 79 feet in length as measured along the horizontal <br />length of the building elevation that most closely parallels <br />Foothill Road. The intent of this provision is that the <br />proposed structures shall comply with the Building Separation <br />requirement outlined in the West Foothill Road Corridor <br />Overlay District. <br />
