<br />3. The plan is compatible with previously developed <br />properties in the vicinity and the natural, <br />topographic features of the site: <br /> <br />As conditioned, only minimal grading would be <br />allowed due to the restrictions in the design <br />guidelines placed on the amount of grading which <br />may be completed for the construction of these <br />custom homes on these hillside lots. Upon <br />removal of the demolition debris from the site, the <br />site would be graded to emulate the natural <br />topography of the site prior to the burial of the <br />fill. This topography would provide elevations for <br />the construction of custom homes that would be at <br />roughly the same height as the elevations of the <br />existing homes on the adjacent lots which <br />immediately abut the proposed lots. <br /> <br />4. The grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible: <br /> <br />A geological/geotechnical report has been prepared <br />for the project site and proposed development plan. <br />The recommendations of that report, which address <br />drainage, soil compaction, foundation design, etc., <br />have been included in the conditions of approval <br />for the project. <br /> <br />5. <br /> <br />The streets <br />located to <br />landscape: <br /> <br />and buildings have been designed and <br />complement the natural terrain and <br /> <br />The proposed private street has been located going <br />along the side of the hill, rather than in the more <br />visible location going against the slope and <br />contour lines (as does the highly-visible existing <br />driveway). Although the future structures on the <br />site will be reviewed by the Design Review Board, <br />the project design guidelines, as conditioned, <br />provide parameters for the designs of these <br />residences which would ensure that they complement <br />the natural terrain and landscape of the site. <br />Furthermore, the project has been reviewed with <br />respect to the design standards of West Foothill <br />Road Corridor Overlay District and shown to be <br />consistent with these guidelines. <br /> <br />6. The adequate public safety measures have been <br />incorporated into the design of the plan: <br />
