<br />1) Additional Traffic Generation - An increase in <br />the residentia1 density may be expected to <br />generate more automobile trips per day in the <br />neighborhood than is currently the case. <br />However, the additional four to six (inbound <br />and outbound) vehicle trips per day which <br />would be generated from the secondary unit are <br />considered minimal, and the existing street <br />system in the low-density neighborhood is <br />sufficient to accommodate this added traffic. <br /> <br />2) Increased parkina Demand - A secondary, unit <br />will increase the parking demand ~n a <br />neighborhood as a result of the addition of <br />its occupants and visitors. The Municipal <br />Code does not specifically address parking for <br />secondary units. However, in reviewing <br />secondary units, the city has traditionally <br />required at least one additional off-street <br />parking space to serve the new unit. The <br />three-car garage and the additional garage <br />apron space on the wide, curved driveway <br />should be adequate to serve both the existing <br />main residence and the proposed secondary <br />unit. <br /> <br />3) Loss of privacy/setbacks/architectural <br />intearation The sUbject parcel is <br />approximately 20,000 sq. ft. in area and is <br />located in a neighborhood comprised of lots of <br />similar size. While one homeowner on Amber <br />Lane called to inquire regarding the design <br />and location of the addition, no opposition <br />has been expressed regarding the proposed <br />addition. The house on the lot directly to <br />the north (601 Blossom Court) is set back a <br />considerable distance (nearly 100 feet) from <br />the shared property line. The design of the <br />addition would match the existing house and <br />would be sited so that the appearance of the <br />house from the street would remain essentially <br />unchanged. The president of the Heather Hill <br />homeowners association has indicated that the <br />addition appears acceptable but that the <br />Keysor's must apply for formal association <br />approval prior to construction. <br /> <br />4) Increased sewer and water demands - Single <br />family dwellings located within the city are <br />estimated to discharge a daily sewer/water <br />flow of 220 gallons per day.
