are calculated with a slightly lower average
of ~80 gallons per day. Because of the
relative small size of the existing residence
and the secondary unit, these estimates appear
to be quite generous. There should be little
impact on the existing sewer and utility
system from proposed secondary unit. However,
if the establishment of secondary units in
this area becomes a trend, more restrictive
limitations may have to be considered in the
future.

5) The Fire Department has traditionally required
that separate, consecutive numerical addresses
for both the primary and secondary dwelling
units should be displayed in such a manner to
be visible from the street as an indication
that two units exist on the parcel.

The proposed
detrimental to
welfare.

secondary unit will not be
the public health, safety, and

C. The proposed conditional use will comply with each
of the applicable provisions of this chapter.

The proposed addition of a secondary unit on the
property would be in compliance with all applicable
provisions of the Zoning Ordinance.

WHEREAS, minor alterations to land use limitations are
categorically exempt (Class 5) from the requirements of
the California Environment Quality Act (CEQA).
Therefore, no environmental document accompanies this
report; and

WHEREAS, the proposed conditional use, as conditioned, is
appropriate for this site.

NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON
RESOLVES THE FOLLOWING:

section 1. Approves Case UP-91-54, the application of Jim and
Elaine Keysor for a conditional use permit to construct
a secondary unit attached to an existing single-family
residence located at 608 Romeo Court, subject to the
conditions shown on Exhibit "A" attached hereto and made
part of this case by reference.

Resolution No. PC-91-71
October 9, 1991
