<br />The quantity, location, and mix of tree sizes shall <br />be subject to the review and approval of the <br />Planning Director with the goal of providing <br />effective screening, both in the short-term and <br />long-term, of houses from off-site. Particular <br />attention shall be given to screening lots 20 <br />through 27, 30 through 38, 45, 48, and 49 of Tract <br />6033. If necessary to achieve this objective, the <br />plans for the middle bench and street trees shown <br />on the Landscape Improvements Phase I plan, dated <br />8-25-89, shall be revised." <br /> <br />2. The developer shall submit to the Planning <br />Director, within two weeks of approval of PUD-85- <br />15-2M by the City council, a timetable stating <br />dates by which the required tree plans will be <br />completed and submitted to the Planning Director <br />and dates by which the trees are expected to be <br />planted. The developer shall also provide a <br />satisfactory security to the City to ensure the <br />tree planting. <br /> <br />3. Each homeowner of the 20 impact lots shall install <br />and maintain a minimum of six 36-inch box trees as <br />part of the individual site landscape plan, as <br />specified in the Golden Eagle Farm Landscape Design <br />and Irrigation Guidelines. At least three shall be <br />located on the side of the house visible from the <br />valley floor and shall be designed to soften/screen <br />the appearance of the house. Three of the six <br />trees should be part of a mutually acceptable plan <br />between the developer and the homeowner as to the <br />developer compensating the homeowner. <br />Additionally, all existing trees shall be shown on <br />the landscape plans and tree reports shall be <br />provided with design review applications where any <br />construction or grading may occur within driplines <br />of existing trees. Every effort shall be made to <br />save all existing trees, especially heritage trees, <br />including relocating structures, driveways, and <br />other improvements outside of driplines. <br /> <br />4. The developer shall investigate the feasibility of <br />transplanting mature oak trees from open space <br />wooded areas to areas on the north and middle <br />benches to assist in screening new houses. The <br />determination of feasibility shall be made by the <br />Director of planning based on cost and longevity of <br />tree life. Any such tree transplanting shall be <br />shown on the plan referenced in Condition Number 1 <br />and shall be included in the security required in <br />Condition Number 2. <br />
