<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-91-66 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A MAJOR MODIFICATION AS <br />FILED UNDER CASE PUD-8S-1S-2M, THE APPLICATION OF GOLDEN EAGLE <br />VENTURE <br /> <br />WHEREAS, Golden Eagle Venture has applied for a major modification <br />to an approved Planned Unit Development to modify <br />Condition No. 1b of PUD-85-15, deleting the requirement <br />that twenty of the upper lots be the last lots in the <br />project subdivided and offered for sale; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- Low Density Residential District; and <br /> <br />WHEREAS, at their duly noticed hearing of September 25, 1991, the <br />Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the city staff <br />concerning this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act; <br />and <br /> <br />WHEREAS, the Planning commission finds the proposed modification <br />are appropriate. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Recommends approval of Case PUD-85-15-2M, the <br />application of Golden Eagle Venture for a major <br />modification to an approved Planned Unit Development to <br />modify Condition No. 1b of PUD-85-15, deleting the <br />requirement that twenty of the upper lots be the last <br />lots in the project subdivided and offered for sale, <br />subject to the following conditions: <br /> <br />1. Condition Number 1b of PUD-85-15 of Ordinance <br />Number 1236 shall be revised to read as follows: <br /> <br />The common open areas and 'bench' areas shall be <br />planted by the developer in random growth patterns <br />with a mix of 5 gallon, 15 gallon, 24-, 36-, and <br />48-inch box trees (native species) with a support <br />drip/buffer irrigation system. Similar random <br />plantings shall also be provided by the developer <br />along streets within the development. <br />
