We have not, however included fees <br />for making value engineering and scope reduction revisions if the project is over budget at bid. ELS will <br />draw and detail the project that you approve at the schematic design and construction documents <br />milestones. <br /> <br />Phase 1: Investigation of existinq conditions, and Concept / Schematic Design <br />The Investigation portion of the process will determine the location of existing utilities and services and will <br />identify an amhitecturel style for the restmom building. The Concept / Schematic Design phase will be <br />conducted with the participation of City Planning Staff, the Department of Support Services and the <br />Pleasanton Downtown Association (PDA). <br /> <br />Task 1: Investigation of existing conditions: <br /> <br />· Determine, with City Staff, the location of all existing utilities. <br />· Meet with Richard Larson and the City Staff to analyze the existing Master Plan with respect to the <br /> size, location and orientation of the proposed rest room building. <br />· Visit the site to determine the existing conditions related to street visibility, solar orientation, <br /> predominant wind direction, existing area lighting, pedestrian patterns and other significant <br /> conditions. <br /> <br />Process/Product: <br /> · Meeting with City Staff to discuss the goals, budget and preliminary findings for the subtasks <br /> identified above. <br /> <br />Task 2: Concept / Schematic Design: If appropriate, refine design presented to City Council on <br />5/17/05, or revise the already prepared concept drawing as needed following direction from staff (per <br />phase 1, above). <br /> <br />Design will include plans, sections, elevations, and preliminary finishes and colors. <br />Colored elevations and plans, and one sketch axonometric will be prepared for presentation to the <br />Planning Commission. <br /> <br />Process/Product: <br /> <br /> · 2 Meetings with staff, followed by a Planning Commission meeting. <br /> · Drawings reduced to f lxl 7 with narrative discussion for distribution by City. <br /> <br />Estimated professional fees = $5,000 <br /> <br /> <br />
