<br />EXHIBIT "A" <br />Reso1ution No. PC-91-62 <br />Conditions of Approval <br />Case PUD-91-8 <br /> <br />1. The proposed development shall conform substantially to the <br />development and design guidelines/development standards, <br />Exhibit A (dated "Received August 21, 1991"), on file with the <br />Planning Department, except as modified by these conditions. <br />Minor modifications to the street and lot lines may be <br />reviewed and approved by the Planning Director. <br /> <br />2. <br /> <br />That the developer shall obtain <br />applicable City permits for the <br />commencement of construction. <br /> <br />all building and other <br />project prior to the <br /> <br />3. The applicant shall submit a fence plan for review and <br />approval to the Planning Director prior to final map approval. <br />This plan shall illustrate existing fences which would be <br />removed and the location of the new fencing to be installed. <br />The applicant shall meet with the neighbors regarding this <br />fencing, with the goal being consolidation and replacement as <br />needed of the existing fencing. The developer shall meet with <br />the developer of Tract 6160 to the north to coordinate the <br />fencing to be installed by Tract 6160 and shall pay for the <br />entire cost of any other common property line fencing and its <br />installation as required. <br /> <br />4. The maximum F.A.R. for the development shall be .32 (excluding <br />up to 450 sq. ft. for the garage), not to exceed 3,600 square <br />feet. <br /> <br />5. A detailed grading and drainage plan shall be submitted in <br />conjunction with any subdivision application. In general, the <br />grading plan shall minimize required grading. The use of <br />split pads is encouraged in order to minimize grading. The <br />use of retaining walls is discouraged. Drainage for Lot #1 <br />shall be taken out the southwest corner of the property and <br />connected to the storm drainage system in Foothill Road. <br /> <br />6. The developer shall not be responsible for construction of the <br />Foothill Road soundwall. The pad elevation of Lot #1 shall be <br />determined in conjunction with staff after final plans for <br />Foothill Road are determined. <br /> <br />7. The developer shall coordinate to the best of his ability the <br />grading between Lot #3 and Tract 6160. The ultimate goal is <br />the reduction or elimination of the adjacent retaining wall on <br />Tract 6160. <br />
