<br />Throughout the design of this infill project, much <br />consideration has been given to minimizing any <br />potential impacts on the adjacent residential <br />developments. The project has been conditioned so <br />that future grading would be minimized to the <br />greatest extent possible. Addi tionally, the design <br />guidelines have been developed so that future <br />structures respect the architectural design and <br />privacy of the surrounding development. <br /> <br />4. Grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br /> <br />The grading details for the site have been <br />essentially dictated by the existing and approved <br />development as well as the location of future <br />roadways. The amount of grading necessary for the <br />implementation of the development plan will be <br />limited, depending upon the final grading solution. <br />A condition has been incorporated which encourages <br />the use of split pads and discourages the use of <br />retaining walls were grading is needed. All of the <br />project improvement plans will be reviewed and <br />approved by the City for their compliance to <br />standard soil erosion control practices.
