<br />c. The applicant shall provide screening at the ends of the <br />streets perpendicular to the Arroyo Mocha Canal to shield <br />residents on the other side of the Arroyo from head <br />lights. The screening shall be with a hedge and/or wall. <br /> <br />d. On West Las Positas Boulevard and stoneridge Drive, <br />ground floor patio walls encroaching into the building <br />setback; the applicant shall install generous planting to <br />screen these patio areas from the public street. <br /> <br />6. Grading <br /> <br />Grading design details shall be reviewed and approved by the <br />Planning commission with the Tentative Map and shall <br />incorporate the following requirements: <br /> <br />a. The finished first floor elevation for buildings with <br />patios within the 33' Public Service Easement (PSE) <br />located along West las positas Boulevard and Stoneridge <br />Drivel shall set no higher than 18", referenced from the <br />top of curb. Revised grading elevations shall be <br />provided with the Tentative Map. <br /> <br />b. No surface runoff may flow over the banks of the Arroyo <br />Mocho Canal and Tassajara Creek. All surface drainage <br />shall be collected in an on-site storm-drain system, and <br />shall then either enter the Arroyo through reinforced <br />concrete pipes with protected outfall structures <br />(ACCFC&WCD standard Drawing SF-604), or the city storm <br />sewer located in West Las positas Boulevard or Stoneridge <br />Drive. The applicant must obtain an encroachment permit <br />from Zone 7 for any work done in the creek or in the <br />arroyo. <br /> <br />7. With recordation of the final map, the applicant shall <br />dedicate to the Alameda County Flood Control and Water <br />Conservation District Zone 7, enough land located at the <br />southwesternmost corner of the parcel (by the connection of <br />Tassajara Creek with the Arroyo Mocho Canal) to provide a 35' <br />turning radius connecting the top-of-bank access roads between <br />the arroyo and creek. The tentative map and, prior to <br />issuance of a building permit, site plan, grading plan, and <br />landscape plan shall be revised to show this area to the <br />satisfaction of the Planning Director. <br /> <br />8. Well 3S/1E SL2 located on the site near the northwesterly <br />corner of West Las positas Boulevard and Tassajara Creek and <br />other on-site water wells without a documented intent of <br />future use filed with Zone 7, shall be destroyed prior to site <br />grading in accordance with a well destruction permit obtained <br />from Zone 7. <br />
