<br />4. Building Design <br /> <br />Unless otherwise noted, final building design shall be <br />reviewed and approved by the Planning Director prior to <br />issuance of a building permit and shall incorporate the <br />following revisions; <br /> <br />a. Building floor plan no. 3, when located in a 6-unit <br />building cluster, shall be redesigned to directly access <br />its garage from the unit. <br /> <br />b. <br /> <br />All garages shall <br />doors controlled <br />openers. <br /> <br />be provided with sectional roll-up <br />by remotely actuated garage door <br /> <br />c. The applicant shall provide revised building materials <br />and 3-5 color schemes. The colors shall be darker than <br />those submitted. Color separations shall occur on the <br />inside corners of changes in wall plane. Roof materials <br />shall consist of "S"-shaped concrete tile having a <br />variegated terra cotta color blend. Building trim colors <br />shall be varied matching the color elements of the roof. <br /> <br />d. All dwellings shall be equipped with a fixed fire <br />extinguishing system to the satisfaction of the City Fire <br />Marshal. <br /> <br />5. Landscaping <br /> <br />Final fence, landscape, and irrigation system design details <br />shall be reviewed and approved by the Planning Director prior <br />to issuance of a building permit and shall incorporate the <br />following requirements: <br /> <br />a. The applicant shall gain permission from the Alameda <br />Water Quality and Flood Control Zone 7 to install trees <br />and shrubs in the Tassajarra Creek and Arroyo Mocho Canal <br />rights-of-way in order to augment on-site landscaping. <br />Landscaping shall follow Zone 7 standards. Landscaping <br />maintenance and irrigation shall be by the project <br />homeowners association for three years after <br />installation. Three years after installation, the <br />maintenance and irrigation responsibility shall revert to <br />Zone 7 and the irrigation system shall be removed. <br /> <br />b. Shrubs planted in groupings, hedges, screens, etc., shall <br />be spaced so that at 100% maturity they overlap each <br />other by 25%. The applicant shall plant the trees along <br />the Arroyo Mocho Canal with the first phase of the <br />development. The trees shall include a mix of 24" box <br />and 15 gallon size trees. <br />
