<br />EXHIBIT "A" <br />Resolution No. PC-91-S9 <br />Conditions of Approval <br />Case PUD-80-30-S2D <br /> <br />1. Permitted Uses <br /> <br />Permitted and conditional uses of the RM-4,000 MUlti-Family <br />Residential District. <br /> <br />2. Development Plan <br />a. The development plan for Case PUD-SO-31-52D shall conform <br />substantially to the project site, landscape, and grading <br />plans, and building elevations, floor plans, materials, <br />and colors, Exhibit "A" (dated "Received August 23, <br />1991"), on file with the Planning Department, except as <br />modified by these conditions. <br /> <br />b. This development plan shall have no further validity, <br />force, or effect if growth management approval lapses. <br />If this development plan lapses, then the applicant shall <br />be required to submit the same or new development plan <br />for city approval prior to development of the site. <br /> <br />3. site Design <br /> <br />Final site design shall be reviewed and approved by the <br />Planning Director prior to issuance of a building permit and <br />shall incorporate the following requirements: <br /> <br />a. A "hose-bib" with an automatic closing faucet shall be <br />provided to each car wash area. <br /> <br />b. Driveway aprons shall have a maximum length of 5'. Where <br />the driveway apron for reasons of building location must <br />exceed a 5' length, then the driveway apron shall have a <br />minimum length of 20'. Limited variations from these <br />standards may be allowed by the Planning Director where <br />it can be demonstrated that factors exist, or can be <br />provided, that would prohibit parking within the driveway <br />apron. <br /> <br />c. Curb returns at the main and secondary driveway entrances <br />shall have a 20' radius. <br /> <br />d. Two of the passive recreation areas shall be changed to <br />tot lots. The tot lots shall be located at opposite ends <br />of the project site. All play equipment to be located <br />within the tot lot area shall be designed for use by <br />children 2-10 years of age. <br /> <br />e. The applicant shall provide on-site and off-site fire <br />hydrants, water supply, and access where designated by <br />the city Fire Marshall. <br />
