WHEREAS, the Planning Commission determined that because the
proposed zoning change only involves the addition of
uses, there is no evidence the proposed project would
have any potential for adverse effect on wildlife
resources; and

WHEREAS, the Planning Commission determined that the proposed PUD
rezoning is consistent with the General Plan.

NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASAHTON
RESOLVES THE FOLLOWING:

Section 1. Recommends approval of Case PUD-91-4, the application
of Arthur Dunkley, Gregory Mix, and Howard Hansen for planned
unit development (PUD) rezoning and development plan approval
to allow a combination of commercial service and office uses
on a developed and vacant property totaling 2.22 acres located
at 63 and 73 Ray street, subject to the conditions shown on
Exhibit "A" attached hereto and made part of this case by
reference.

Section 2. The Planning commission finds that the proposed project
will have a de minimis impact on the site's wildlife.

Section 3.
