<br />The site is a developed in-fill property. Proposed <br />new uses are appropriate for the site because they <br />require little or no on-street visibility, are <br />compatible with adjacent residential uses, generate <br />little or no pedestrian traffic, and generate <br />little vehicular traffic. Adequate on-site parking <br />will be provided. storage will be accommodated in <br />an approved building, and trash will be stored <br />within an approved enclosure. <br /> <br />4 . Grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br /> <br />The subject property is mostly developed and is <br />relatively flat. All grading and site work has <br />been done according to city standards. No new <br />grading is proposed. <br /> <br />5. <br /> <br />The streets <br />located to <br />landscape: <br /> <br />and buildings have been designed and <br />complement the natural terrain and <br /> <br />Existing driveways and building locations have <br />taken into consideration the proximity of adjacent <br />residential uses. A new covered storage area will <br />be located away from nearby residential properties <br />in the rear of the property along the former <br />railroad right-of-way. <br /> <br />6. <br /> <br />Adequate public safety measures have <br />incorporated into the design of the plan: <br /> <br />been <br /> <br />Adequate access is provided to all structures for <br />police, fire, and other emergency vehicles. All <br />new construction will be designed to meet the <br />requirements of the Uniform Building Code and other <br />applicable city codes. <br /> <br />7. The plan conforms to the purposes of the PUD <br />District: <br /> <br />The proposed project implements the purposes of the <br />PUD Ordinance in this case by providing additional <br />office uses to an existing commercial service <br />property that fulfills the desires of the applicant <br />and the nearby property owners. In addition, <br />issues involving storage and trash have been <br />resolved with this approval. <br />
