The accent tiles shall be blue and green, with <br />the green tiles used on the lower portion of the building <br />and the blue tiles used on the upper portion of the <br />building. <br /> <br />Ih sians <br /> <br />16. The main store identity sign on the front of the building <br />shall not exceed 45' in length. The letters shall not <br />exceed 5' in height, and shall be constructed of individual, <br />internally-illuminated channel letters in a red or dark blue <br />color, mounted directly to the building. <br /> <br />17. The two store identity signs located on the left (Owens <br />Drive) elevation and the rear (Hacienda Drive) elevation, <br />shall be identically designed. These signs shall be <br />enclosed by a built-up stucco sign "frame" of a similar <br />design and color as the building cornice. These signs shall <br />not exceed 34' in length and 8' in height, inclusive of the <br />frame. The individual red channel letters shall not exceed <br />3.5 feet in height and shall not be illuminated. <br /> <br />18. The "Tire Lube and Express" signs and the individual <br />automotive bay signs located on the rear (west) elevation of <br />the T.B.O. building shall be eliminated. <br /> <br />19. The auto service sign ("Tire Lube and Express") on the front <br />(east) elevation of the T.B.O. shall be constructed of <br />individual red channel letters not to exceed a height of 2'. <br />The two lines of copy shall not create a sign area greater <br />than 75 square feet. The individual signs over the auto <br />bays shall indicate only the service performed, (alignment, <br />tires, lube, etc.), shall be limited to one line of copy <br />and shall not exceed a height of 1 foot. None of these <br />signs shall be illuminated. <br /> <br />20. The entire 32-acre site shall be limited to one, freeway- <br />oriented center identification/tenant identification pylon <br />sign. This sign may be located as proposed, but the sign <br />must be reviewed and approved by the Planning Commission at <br />a regularly scheduled public hearing. The Commission may <br />decide to approve, approve with conditions or deny the <br />design of the sign. Any proposed pylon sign shall meet the <br />following criteria, unless revised Hacienda Business Park <br />design guidelines are approved prior to submittal of a sign <br />design review application for this sign, in which case the <br />sign shall conform to those guidelines: <br /> <br />a. The pylon sign shall be limited to 35 feet in height <br />and 14 feet in width. It may be double-sided. <br /> <br />b. The sign may identify the shopping center name and may <br />identify a maximum of five shopping center tenants. <br />
