The slope bank easement area separating the Wal-Mart <br />parcel from Parcel C shall be completely hydro seeded prior <br />to the occupancy of the Wal-Mart building. In addition, <br />this easement area shall be planted with a minimum of 14, <br />15-gallon trees of a specie complementary to (or identical <br />to), the flowering plum used on the south side of the <br />driveway. <br /> <br />f. A ten foot wide portion of Parcel B along the Owens <br />Drive entry driveway shall be landscaped for approximately <br />70' from the curb return. This landscaping shall consist of <br />a mix of 15 gallon and 24-inch box accent trees, and 5- <br />gallon sized accent shrubs. The develop may enter a <br />reimbursement agreement with the property-owner/developer to <br />recoup some of the cost of this landscape installation. <br /> <br />g. The future expansion area, Parcel B, and a one-acre <br />area surrounding each of the storm water inlets on Parcel C <br />shall be completely hydroseeded prior to occupancy of the <br />building. These areas shall be kept free of weeds, debris, <br />etc. <br /> <br />8. Except where otherwise noted, all trees used in parking lot <br />landscaping and as accent trees in the PSEs shall be a <br />minimum of 15 gallons in size and all shrubs a minimum of 5 <br />gallons, unless otherwise shown on the approved landscape <br />plan. <br /> <br />9. six inch vertical concrete curbs shall be installed between <br />all paved and landscaped areas. <br /> <br />10. The developer shall provide root control barriers and four <br />inch perforated pipes for parking lot trees, street trees, <br />and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of <br />review of the final landscape plans. <br /> <br />11. Prior to the issuance of building permits, the developer <br />shall enter into an agreement with the City, approved by the <br />city Attorney, which guarantees that all landscaping and <br />open space areas included in this project will be maintained <br />at all times in a manner consistent with the approved <br />landscape plan for this development. said agreement shall <br />run with the land for the duration of the existence of the <br />structures located on the subject property. <br /> <br />12. Prior to occupancy, the licensed landscape architect shall <br />certify in writing to the Planning Director that the <br />landscaping has been installed in accordance with the <br />approved landscape and irrigation plans with respect to <br />size, number, and species of plants and overall design <br />concept. <br />
