A final landscape plan and irrigation plan shall be <br />submitted to and approved by the Planning Director as part <br />of the building permit plan set prior to issuance of an on- <br />site permit. said landscape plan shall be consistent with <br />the approved landscape plan plus any conditions of approval, <br />and shall be detailed in terms of species, location, size, <br />quantities, and spacing. The proposed landscape plan shall <br />be modified to reflect the following: <br /> <br />a. The Rosewood Drive PSE shall be planted and designed in <br />accordance with the Hacienda Business Park guidelines <br />(except for width, berm height and tree density), as <br />follows: <br /> <br />1. The berms shall reach a height of 24" above the <br />street curb and shall be a minimum of 80' in <br />length, where possible. <br />ii. The agapanthus shall be planted a maximum of 2' <br />on-center and the escallonia and raphiolepis shall <br />be planted a minimum of 3'-4' on center. <br />iii. At least 40% of the trees installed shall be <br />Chinese hackberry, and 60% of the trees shall be <br />blackwood acacia, or a similar-appearing hypo- <br />allergenic specie. Both shall installed in a 24"- <br />box size. <br />iv. There shall be a ten feet wide lawn area between <br />the curb and the sidewalk. <br />v. Trees may be planted at a density no less than 1 <br />tree/800 sq. ft. of berm area. <br /> <br />b. The Owens Drive PSE shall be planted and designed in <br />accordance with the Hacienda Business Park guidelines <br />(except for berm height, width and tree density), as <br />follows: <br /> <br />1. The berms shall reach a height of 24" above the <br />street curb and shall be a minimum of 80' in <br />length, where possible. <br />ii. Fifty percent of the trees shall be shamel ash and <br />50% of the trees shall be canary island pine. <br />Both trees shall be installed in a 24"-box size. <br />iii. Trees may be planted at a density no less than 1 <br />tree/800 sq. ft. of berm area. <br /> <br />c. An additional 4 trees shall be planted at the front of <br />the building. All trees planted at the front of the <br />building shall be a mix of 15 gallon (60% maximum) and 24- <br />inch box trees (40% minimum). <br /> <br />d. In the parking lot, each planter island at the end of <br />an aisle shall contain at least one 24-inch box tree. At <br />least two trees within the parking aisles shall be of a 24- <br />inch box size. <br />
