<br />Throughout the design of this infill project, much <br />consideration has been given to minimizing any potential <br />impacts on the adjacent, existing residential <br />developments. The obj ecti ve of the proposed grading plan <br />is to minimize any need for off-hauling soil from the <br />site while developing pad elevations for the proposed <br />structures which would not "tower over II the existing <br />structures in the adjacent developments. <br /> <br />4. The grading takes into account environmental characteris- <br />tics and is designed in keeping with the best engineering <br />practices to avoid erosion, slides, or flooding to have <br />as minimal an effect upon the environment as possible. <br /> <br />The majority of the project site has been previously <br />graded as part of the construction of the previous <br />Thompson residence, as well as Sunol Blvd. right-of-way <br />improvements completed by the developer of the adjacent <br />Mavridis tract. The amount of grading necessary for the <br />implementation of the development plan will be minimal. <br />All of the project improvement plans will be reviewed and <br />approved by the City for their compliance to standard <br />soil erosion control practices. The development plan, as <br />conditioned, has been designed so that all stormwater <br />run-off is conveyed to appropriate discharge points. <br /> <br />5. The streets and buildings have been designed and located <br />to complement the natural terrain and landscape: <br /> <br />The proposed house locations and entrance drive have been <br />designed to minimize the amount of necessary grading and <br />to facilitate the retention of as many of the existing <br />trees as feasible. Of the fourteen trees on the project <br />site which have been deemed suitable for preservation, <br />only three trees will be removed. <br /> <br />6. Adequate public safety measures have been incorporated <br />into the design of the plan. <br /> <br />All the necessary public safety measures have been <br />incorporated into the design of the plan. <br /> <br />7. The plan conforms to the purposes of the PUD District <br />Ordinance. <br /> <br />The site's narrow shape and infill character necessitates <br />the PUD zoning for its development. The proposed plan, <br />as conditioned, will sUbstantially comply with the <br />purpose of the PUD District.
