<br />from prior reimbursement agreements entered into as a <br />benefitting property of these street improvements. <br /> <br />13. <br /> <br />The developer shall dedicate to the City for street <br />way purposes that portion of land necessary <br />improvement of Dublin Canyon Road, essentially as <br />above. <br /> <br />right-of- <br />for the <br />described <br /> <br />14. The conceptual design of the Laurel Creek Bridge shall be <br />submitted for the approval of the City Engineer, the Planning <br />Director and the Design Review Board. In addition, the <br />developer shall obtain the necessary permits from the <br />Department of Fish and Game and any other responsible agencies <br />for the construction of the Laurel Creek Bridge prior to City <br />Council approval of the Final Map. <br /> <br />15. All detailed engineering plans and specifications for the <br />bridge shall be submitted to the City Engineer for his review <br />and approval prior to city Council approval of the Final Map. <br /> <br />16. The water reservoir access easement across the panganiban <br />property shall be recorded concurrently with the Final Map. <br />All documents shall be approved as to form by the City <br />Attorney and the City Engineer. <br /> <br />17. Prior to City Council approval of the Final Map, the developer <br />shall submit a heritage tree study subject to the approval of <br />the Design Review Board. In addition to the requirements of <br />this study identified in the PUD conditions, the study shall <br />include areas affected by the proposed water tank locations <br />and tank access road. This study should determine the number <br />and size of the heritage trees that may need to be removed for <br />each proposed tank location. The study also should recommend <br />the location and arrangement of replacement trees, with an <br />analysis of the screening effects of the replacement trees and <br />reduction of tank visibility due to replacement trees. The <br />tree study and the location and arrangement of replacement <br />trees shall be subject to the review and approval of the <br />Design Review Board. <br /> <br />18. The developer shall comply with all water service improvement <br />requirements, to the satisfaction of the City Engineer, <br />including, but not necessarily limited to: <br /> <br />a. A 1.5 million gallon water storage tank shall be <br />constructed at the location indicated on Exhibit C, <br />excerpted from the water service study, or as approved by <br />the Design Review Board. <br /> <br />Resolution No. PC-91-22 <br />March 27, 1991 <br />
