<br />recommendations shall be subject to the approval of the City <br />Engineer. <br /> <br />10. Prior to City Council approval of the Final Map, the developer <br />shall establish a Geologic Hazards Abatement District for the <br />entire site, as part of the homeowners' association CC&R's. <br />The district shall have sole and full responsibility for the <br />inspection, repair and continual maintenance of landslides, <br />unstable slopes, drainage systems, catch basins, siltation <br />ponds, and other geologic hazards. The establishment and <br />incorporation of this district shall be subject to the review <br />and approval of the City Attorney and City Engineer. The <br />documents establishing and incorporating the District into the <br />homeowners' association shall be approved as to form by the <br />City Attorney. <br /> <br />11. The Foothill Road street improvements shall be constructed <br />essentially as indicated on the Foothill Road Improvement <br />Plan, subject to the satisfaction of the City Engineer. This <br />improvement shall include landscaping of the median in <br />Foothill Road for the length of the property frontage, to the <br />satisfaction of the Planning Director. <br /> <br />12. The developer shall improve Dublin Canyon Road from "A" street <br />easterly to the existing improvements in front of the Farmer's <br />Insurance property, to the satisfaction of the city Engineer. <br />A street improvement plan shall be prepared by a civil <br />Engineer, and subject to the approval of the City Engineer <br />prior to City Council approval of the Final Map. This <br />improvement plan shall include, but not be limited to, the <br />following: <br /> <br />a. One 13-foot wide travel lane in each direction. <br />b. One 6-foot wide bicycle lane in each direction. <br />c. One 12-foot wide center turn lane. <br />d. Curb and gutter as required. <br />e. Electroliers, paving and striping. <br /> <br />The developer shall bear the full cost of the construction of <br />the street improvements, unless an alternate funding mechanism <br />acceptable to the city is available at the time of recordation <br />of the Final Map. If the developer constructs the <br />improvements, the developer may enter into a reimbursement <br />agreement with the City to recover pro-rata reimbursement from <br />other benefitting properties.
