<br />EXHIBIT "A" <br />TRACT 6400, LAUREL CREEK ESTATES <br />Resolution No. PC-91-22 <br />March 27, 1991 <br /> <br />1. The proposed Tentative Map and subdivision shall conform <br />substantially to the Tentative Map, Building Envelope Plan, <br />the Foothill Road Improvement Plan and related materials, <br />Exhibit A (dated "Received March 22, 1991", respectively) on <br />file with the Planning Department, except as modified by these <br />conditions. <br /> <br />2. The developer shall obtain all building and other applicable <br />City permits for the project prior to the commencement of <br />construction. <br /> <br />3. This project shall be SUbject to the Standard Conditions for <br />Tentative Maps, except Condition 31, attached hereto and made <br />part of this case by reference. <br /> <br />4. All of the conditions of approval of PUD-89-21 shall apply to <br />this project, except as modified by these conditions. <br /> <br />5. All units shall maintain the front, side and rear yard <br />setbacks as listed on the building envelope plan. <br /> <br />6. All fill banks shall be graded at a 3:1 slope, except those <br />created as a result of landslide repair in areas with no <br />buildings and where the natural, ungraded slope is steeper <br />than 3: 1. In these instances, the landslide repair shall match <br />as closely as possible the natural slope prior to repair. <br /> <br />7. All grading shall occur in the two phases as indicated on the <br />Tentative Map. Access to the Quiet Valley Ranch property to <br />the west shall be maintained at all times during grading and <br />construction, as indicated by the construction access road <br />plan. <br /> <br />8. All public infrastructure improvements and installation of <br />utilities underground shall occur in conjunction with the <br />Grading and Construction Phasing plans as delineated on the <br />Tentative Map. <br /> <br />9. This project shall be subject to the recommendations made in <br />the Geotechnical Investiqation (Berlogar, 1990), as revised <br />and made part of this case by reference.
