<br />PUD project approvals shall be addressed prior to <br />approval to the final map, or require continual <br />monitoring (such as restrictions on domestic animal <br />use of natural open space). Other mitigation <br />measures require the design of a wildlife corridor <br />and permanent wildlife access to Gold and Laurel <br />Creek. These plans shall be completed prior to the <br />approval of the final map and to the satisfaction <br />of a qualified wildlife biologist. The map includes <br />preservation of heritage trees wherever possible. <br />Homes and lot lines are located away from sensitive <br />creek bank areas. <br /> <br />4. The design of the subdivision is not likely to <br />cause serious public health problems. <br /> <br />The proposed development is consistent with <br />proposed and existing developments in the vicinity. <br />All utilities and services will be designed to City <br />standards to ensure the public health and safety. <br />The city is requiring the construction of a new <br />water tank on the property to service the homes at <br />higher elevations on this site and adjoining sites. <br />A new pump station near the existing stoneridge <br />tank will pump water to this new 1.5 million gallon <br />storage tank. As with all developments in high <br />hazard fire zones in the City of Pleasanton, <br />residential sprinkler systems will be required for <br />each unit. In addition, a fire management and <br />maintenance plan is required for open space areas. <br /> <br />5. The design of the subdivision or its related <br />improvements will not conflict with easements, <br />acquired by the public at large, for access through <br />or use of property within the proposed subdivision. <br /> <br />Access to the adjacent Gandolfo property will be <br />maintained during the grading and construction <br />process by a combination of existing and new <br />service roads. Access to the Kolb property, for <br />possible future development, will be assured <br />through a joint-access easement. Public access <br />easements over the hiking trails will ensure <br />continued public access through the natural open <br />space areas of the site. The subdivision includes a <br />public park staging area and a small pUblic park <br />site. <br /> <br />WHEREAS, an Environmental Impact Report was prepared for PUD-89-21 <br />and certified by the City council on June 19, 1990.
