<br />32. Prior to City Council approval of the Final Map, the applicant <br />shall submit a detail of the proposed street lighting, <br />including photometries, for the project. If a non-standard <br />PG&E fixture is selected, the homeowners' association shall <br />reimburse the City for additional service fees for the <br />installation and maintenance of these fixtures. All other PUD <br />conditions regarding lighting plans are incorporated into <br />these conditions by reference. <br /> <br />33. Prior to City Council approval of the Final Map, the applicant <br />shall create a safe wildlife corridor north and south of "B" <br />street on Northwest Hill, as described in the PUD conditions <br />of approval, and incorporated in these conditions by <br />reference. Prior to City council approval of the Final Map, <br />the applicant shall provide written certification from the <br />wildlife biologist and botanist as to the adequacy of this <br />wildlife corridor. said certification shall be subject to the <br />approval of the Planning Director and the Department of Fish <br />and Game. <br /> <br />34. As part of the improvement plans, the developer shall enhance <br />that portion of Gold Creek southwest of "A" street so that <br />pools are available to wildlife. The developer shall consult <br />a qualified biologist in the planning and installation of this <br />creek enhancement. Said enhancement shall be to the <br />satisfaction of the Planning Director and the Department of <br />Fish and Game. <br /> <br />35. All interior streets and courts shall be essentially as shown <br />on the typical street sections, except that there shall be an <br />eight feet public service easement behind the street right-of- <br />way. An area five feet behind the sidewalk or curb, whichever <br />is applicable, shall be graded at a maximum slope of two <br />percent towards the street. <br /> <br />36. The developer shall provide an access easement from the end of <br />"B" Street to the Gandolfo property. Said easement shall be <br />indicated on the Final Map prior to city council approval of <br />the Final Map. <br /> <br />37. The developer shall make an offer of dedication of that <br />portion of the property at the end of "B" Street which may be <br />used for future public access to the Gandolfo property. Said <br />offer shall be approved as to form by the City Attorney. <br /> <br />38. The hammerhead turn around shown at the end of "D" Street <br />shall be re-configured to be contained entirely within Lots 54 <br />and 56, to the satisfaction of the City Engineer. If the <br />developer is able to acquire the necessary property from the <br />adjacent property owner, this hammerhead turn-around may be <br /> <br />Resolution No. PC-91-22 <br />March 27, 1991 <br />
