<br />6. <br /> <br />3. <br /> <br />The plan is compatible with previously <br />properties in the vicinity and the <br />topographic features of the site: <br /> <br />developed <br />natura1, <br /> <br />The proposed project is an infill development to be <br />located on a flat site. The project site is <br />bordered on the south by a utility yard, on the <br />north by several single family residences, on the <br />west by Old Santa Rita Road, and on the east by the <br />Rose Pavilion commercial center. The proposed <br />building design is compatible with and enhances the <br />surrounding area. Perimeter building setbacks <br />match or exceed the required setbacks of the <br />adjacent properties' zoning designations. <br /> <br />4. The grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br /> <br />Grading is minimal, conforms to the flat character <br />of the property, and mainly invol ves si te <br />preparation to achieve proper drainage. All <br />grading will be done according to city standards. <br />Surface runoff will be directed to the municipal <br />storm drain system.
