<br />PLANNING COMMISSION OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-91-21 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-91-1, THE <br />APPLICATION OF LEE REID AND JIM MYERS <br /> <br />WHEREAS, Lee Reid and Jim Myers has applied for development plan <br />approval to allow the construction of a two-story, four- <br />building self-storage facility totaling 58,422 sq. ft. <br />on a 1.38 acre site located at 3722 Old Santa Rita Road; <br />and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- C (Commercial); and <br /> <br />WHEREAS, at their duly noticed public hearing of March 13, 1991, <br />the Planning Commission, after considering all public <br />testimony, relevant exhibits, and recommendations of the <br />City staff concerning this proposal, recommended approval <br />of the proposed negative declaration for Case PUD-91-1; <br />and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />The proposed project provides for the safe and <br />efficient conduct of business by providing adequate <br />off-street parking, adequate stacking capacity at <br />the driveway entrance, and safe ingress/egress <br />between the project site and Old Santa Rita Road. <br />Both buildings will be designed and reviewed in <br />accordance with the City building and fire codes. <br /> <br />2. The plan is consistent with the City's General <br />Plan: <br /> <br />The project site is designated by the General Plan <br />Land Use Element as Retail, Highway, and Service <br />Commercial/Business and Professional Office land <br />uses, which includes service commercial type uses <br />such as mini-storage. The maximum Floor Area Ratio <br />(FAR) for this land use is .98, or approximately <br />58,422 sq. ft., which exceeds the .6 maximum FAR <br />allowed under this land use designation by the <br />General Plan. However, the General Plan permits a <br />higher FAR for mini-storage warehouse uses because <br />of their low traffic generation and employee <br />densities. <br />
