<br />(7) "F" street and the lots adjacent to it shall be <br />reconfigured to provide cu1-de-sac streets and 10t <br />clusters located in swa1e areas separated by the <br />ridges. No lots shall be located between "F" <br />street and the Vent ana Hills lots. "F" street <br />shall not extend to Independence Drive and shall <br />"stub" at the project boundary with Lund Ranch. <br />"F" street shall be designed to more closely follow <br />the contours of the hillside with a minimum of <br />grading on the south side of the street. No more <br />than 31 lots shall be constructed within this <br />redesigned area. The final design of this area <br />shall be reviewed and approved by the Planning <br />Commission in conjunction with approval of the <br />tentative map. <br /> <br />(8l Lots 89-92 shall be redesigned to <br />separation of lot 89 from Bernal <br />retaining minimum lot widths of <br />suitably buildable pads. <br /> <br />maximize the <br />Avenue while <br />75 feet and <br /> <br />(9l "A" court and lots 34-46 shall be redesigned so <br />that no lots have direct access onto Independence <br />Drive. The developer shall bond for or <br />otherwise provide for the cost of extending a sound <br />wall across this lot's frontage on Bernal Avenue, <br />should it be necessary. The design of the house on <br />lot 115C shall attempt to create a yard area <br />buffered from Bernal Avenue sound by the house and, <br />if necessary, wing walls rather than relying on a <br />continuous sound wall for noise attenuation. <br /> <br />(11) Mirador Drive shall be connected to "B" Court. The <br />developer shall install stop signs on Mirador Drive <br />as specified in the EIR. <br /> <br />(12) The typical section for Bernal Avenue shall include <br />a separated, 5' wide meandering sidewalk on both <br />sides of the street. street sections shall be <br />subject to review and approval by the Planning <br />Commission in conjunction with the tentative map. <br />Where feasible, a minimum 5' of the typical 8' wide <br />P.S.E. behind street right-of-way shall be graded <br /> <br />Resolution No. PC-91-19 <br />March 13, 1991 <br />
