<br />c. The Development Plan shall be modified as follows: <br /> <br />(1) The Bonde Residence and lot shall be shown as an <br />approximately 15 acre lot encompassing the north- <br />facing slope "blue-oak woodland" i it shall be <br />designated as a custom lot and shall be subject to <br />the custom lot design standards. A fire break in <br />conformance with the wildland fire management plan <br />shall be maintained between the Bonde lot and lots <br />84 through 86C and 88 through 91 and shall be shown <br />on the tentati ve map. Construction of barns, <br />stables, and/or other auxiliary structures relating <br />to the site's use as a stable for rearing horses <br />shall be subject to review and approval by the <br />Director of Planning. Any new construction on this <br />lot, including main building additions, shall be <br />reviewed as required for all other custom lots. <br /> <br />(2l Development on lots 47 through 63 shall be limited <br />to one-story structures. <br /> <br />(3l Lots 50C and 51 shall be combined into one non- <br />custom lot, with its southerly lot line lying along <br />the northerly edge of the natural creek swale. The <br />next southerly lot shall include the swale and <br />shall be a custom lot subject to design review <br />approval unless the developer demonstrates that a <br />satisfactory building pad can be established on <br />this lot at the time the tentative map is approved. <br />A 20' separation shall be maintained between the <br />Bernal Avenue right-of-way line and the southerly <br />lot line of lot 49. Five lots may be provided <br />where lots 47-51 were shown, with the above lot <br />line modifications. <br /> <br />(4l The slope by lot 115C shall be cut back by 20' to <br />allow proper sight distance of vehicles turning <br />onto Bernal Avenue from "E" Court, if determined <br />necessary by the city Engineer. Development of <br />this lot shall preserve the existing tree. <br /> <br />(5l Lot 88C shall be deleted. <br /> <br />(6) Seven lots may be created along the south side of <br />"H" Court if a minimum 25' setback from Bernal <br />Avenue to the nearest lot line is achieved and if <br />all lots meet the minimum lot width requirements. <br />Lot 87C may be reduced in size and/or an additional <br />custom lot established in this lot layout revision. <br />Access to the City's water tank must also be <br />satisfactorily maintained. <br /> <br />Resolution No. PC-91-19 <br />March 13, 1991 <br />
