<br />at a 2% slope towards the street. <br /> <br />(13) The cul-de-sac at the end of Abbie street shall <br />either be reduced in size or be modified to a <br />hammerhead layout to reduce the slope angle between <br />the bulb and Bernal Avenue. The developer shall <br />work with the Planning Director and Fire Marshall <br />to resolve this issue. <br /> <br />(14l When fire mitigation measures can be satisfactorily <br />assured for the uphill slopes of lots 24-29, the <br />naturally sloped area of these lots shall be shown <br />as open space and included in the wildland fire <br />protection plan. <br /> <br />(15) The approximately 10' area at the westerly boundary <br />of lots 47-51 over which title is unclear shall be <br />(al landscaped with trees satisfactory to the <br />downslope neighbors and (bl offered to said <br />neighbors for inclusion in their respective lots. <br />Should this area be found to be necessary or <br />desirable for surface drainage improvements or <br />subsurface storm drainage or sewer lines, this area <br />may be landscaped as above but with an access road <br />paved for satisfactory City maintenance. The final <br />resolution of the treatment of this area, including <br />signed approval by the downslope neighbors for tree <br />species and/or ownership, shall be subject to <br />approval by the Planning Director prior to approval <br />of the final map. <br /> <br />These changes shall be shown on the tentative map and/or <br />preliminary grading plan for review and approval by the <br />Planning Commission. <br /> <br />3. site Development Standards (except custom lotsl: <br /> <br />a. Minimum lot size shall be 7,500 sq. ft. with each lot <br />having a minimum width of 70' and a minimum depth of <br />100 I. <br /> <br />b. 23' minimum front yard setback, reduced to 15' for side <br />entry garages. The applicant shall stagger the front <br />setbacks in all areas where there are more than three <br />consecutive houses on a straight portion of the street. <br /> <br />c. 20' minimum rear yard setback including a minimum 15' <br />flat yard area between the building and any slope. <br /> <br />d. 5' minimum interior flat sideyard on both sides of the <br />house. <br /> <br />Resolution No. PC-91-19 <br />March 13, 1991 <br />
