<br />include the following: <br /> <br />a. All existing springs on the Bonde property shall be <br />located, mapped, and catalogued by a geotechnical <br />engineer and certified engineering geologist and shall be <br />shown on the geological map and grading plan. The <br />springs shall be located either in the late winter or <br />early spring. <br /> <br />b. with submittal of the tentative map and preliminary <br />grading plan, the geotechnical engineer shall evaluate <br />the effects of the springs on the proposed development <br />and off-site properties and shall provide recommendations <br />and plans for controlling drainage from the springs. The <br />evaluation and recommendations shall also consider the <br />effect of surface drainage on the springs and groundwater <br />regime of the site. <br /> <br />c. All cut and fill slopes shall be continuously inspected <br />by the engineering geologist during grading in order to <br />locate and evaluate any new springs and underground <br />seepage which may be found during grading operations. <br />All fill slopes shall have subdrains. If new springs are <br />found during grading, the applicant shall implement <br />measures if required by the city Engineer to drain the <br />spring to a city storm main to the satisfaction of the <br />city Engineer. The location of springs and subsurface <br />drains shall be shown on the as-built drawings to be <br />provided along with a compliance report prepared by the <br />geotechnical engineer to the City Engineer 30 days after <br />grading is completed. <br /> <br />d. All private lot irrigation systems shall be designed and <br />operated to minimize lot groundwater seepage. Irrigation <br />system design and operating standards shall be <br />incorporated in the CC&R's for the project. <br /> <br />13. Heritage Trees <br /> <br />The applicant shall submit a Heritage tree plan subject to the <br />approval of the Design Review Board prior to recordation of <br />the final map. The heritage tree plan shall be coordinated <br />with the open space and wildland fire protection plans and <br />shall include the following: <br /> <br />a. The tree plan shall identify all trees on the portion of <br />the site to be developed and shall address replacement of <br />trees which must be removed. <br /> <br />b.
