The design of the subdivision is not likely to <br />cause serious public health problems. <br /> <br />The proposed development is consistent wi th <br />proposed and existing developments in the vicinity. <br />All utilities and services will be designed to City <br />standards to ensure the public health and safety. <br />The City is requiring the construction of a new <br />water reservoir on an adjacent property to service <br />the homes on higher elevations on this site and <br />adjoining sites. A new pump station near the <br />existing Foothill Road #2 pump station will feed <br />this new 0.5 million gallon reservoir. As with all <br />developments in high hazard fire zones in the City <br />of Pleasanton, residential sprinkler systems will <br />be required for each unit. In addition, a fire <br />management and maintenance plan is required for the <br />open space areas. <br /> <br />5. The design of the subdivision or its related <br />improvements will not conflict with easements, <br />acquired by the public at large, for access through <br />or use of property within the proposed subdivision. <br /> <br />Access to the landlocked Sorenson property will be <br />maintained during the grading and construction <br />process by a combination of existing and new <br />project roads. The existing access easement to the <br />Sorenson property which traverses the project site <br />will be abandoned and access will be via the new <br />internal public streets to be constructed for the <br />proposed development. Two existing easements will <br />be retained in favor of the Sorenson property; an <br />access and maintenance easement from the end of "F" <br />Court to the water well located north of the <br />Sorenson property and an access and maintenance <br />easement from the end of "I" Court to an existing <br />water tank west of the Sorenson residence. <br /> <br />The subdivision includes a provisions for a public <br />staging area and pedestrian trail to facilitate a <br />ridge lands trail system currently being planned by <br />the City for implementation in the near future. <br /> <br />WHEREAS, an Environmental Impact Report was prepared for PUD-89-13 <br />and certified by the City council on June 19, 1990. The <br />EIR evaluated the effects of the rezoning and proposed <br />development plan of the project, including subdivision of <br />the property. The mitigation measures required in the <br />
