<br />c. A fencing plan for the 10,000 sq. ft. lots and townhome <br />units, which may be required to inc1ude an open fence <br />design, shall be submitted to the Design Review Board for <br />review and approval. <br /> <br />d. A detailed lighting plan for each portion of the <br />subsequent development and roadways shall be submitted to <br />the Design Review Board for review and approval. <br /> <br />e. Landscape plans for all streets shall be submitted to the <br />Design Review Board for review and approval. In general <br />the plan shall promote the use of native vegetation. <br /> <br />4. within six months of occupancy of any unit, the landscape <br />architect/designer shall certify in writing, in a manner <br />acceptable to the Planning Department, that the landscaping <br />has been installed in accordance with the approved landscape <br />plans with respect to size, number and species of plants, and <br />overall design concept. <br /> <br />5. A homeowners association(s) shall be established for the <br />development. <br /> <br />6. Prior to the filing of a Final Map on the subject property, <br />CC&Rs for entire development shall be approved by the city <br />Attorney; these CC&R's shall provide for a homeowners <br />association with sufficient power to manage all commonly owned <br />and/or maintained areas. The City shall be named as third <br />party beneficiary of said CC&Rs and shall be granted the power <br />to enforce its provisions if the property owners association <br />fails to do so. The owners association shall pay for all <br />costs incurred by the City in the enforcement of the CC&Rs. <br /> <br />7. Development standards for accessory structures within the <br />townhome development shall be submitted to the Planning <br />Director for review and approval prior to the issuance of any <br />final map. The design review process for accessory structures <br />and any subsequent building additions, for the entire <br />development, shall be based on the Pleasanton Municipal Code. <br /> <br />8. Exterior walls shall be free of air conditioning, heating or <br />other mechanical equipment. <br /> <br />9. Final inspection is required by the Planning Department prior <br />to occupancy. <br /> <br />10. Any backflow prevention devices (double check values) <br />installed with the development shall be painted forest green <br />(pantone color system number 2030) and shall be screened with <br />shrubbery.
