<br />4,500 sq. ft. shall be placed on the first tier of lots <br />a10ng Foothi11 Road. The F.A.R. for the 10,000 sq. ft. <br />10ts sha11 be .35, not inc1uding garages. <br /> <br />h. The minimum side yard setback shall be increased to 10 <br />feet for the 10,000 sq. ft. lots. <br /> <br />i. For the custom lots, except beneath the dwelling unit or <br />to accommodate the driveway, no more than 50 percent of <br />the building envelope area shall be changed from its <br />natural state as shown on the final map (existing state <br />modified to accommodate roadways) and in no case shall <br />grading cause a change of 3 feet or more in height. <br /> <br />j. Where the grade differences between 2 adjacent 10,000 <br />sq. ft. lots exceeds 5 feet, a split level foundation <br />design will be utilized to reduce the adjacent lot height <br />differential to not more than 5 feet. <br /> <br />k. A tot lot shall be established in conjunction with the <br />remainder of the private recreational improvements. <br /> <br />l. Grading shall be minimized and contoured to reflect the <br />natural hillside terrain. Finished cut and fill work <br />shall be minimized as much as possible and completed in <br />a manner that compliments the surrounding primary <br />topography. To that end, the use of split pad <br />foundations is strongly encouraged and the use of flat <br />pads which require more than five (5) feet of cut and/or <br />fill are strongly discouraged. The use of flat pads <br />which have more than five (5) feet of cut and/or fill may <br />be approved by the City of Pleasanton Design Review Board <br />based on the finding that the site design adequately <br />mimics the existing topography of the lot and does not <br />create an artificially appearing topographic change. <br /> <br />3. Prior to the approval of any final map the following shall be <br />done: <br /> <br />a. A tree relocation plan, prepared by a tree relocation <br />specialist, which identifies which trees will be removed <br />because of the proposed development shall be developed. <br />The report shall examine the potential of relocating <br />trees elsewhere on the site. The report shall be <br />submitted to the Design Review Board for review and <br />approval. <br /> <br />b.
