<br />BXBZBZT "A" <br />Conditions of Approval <br />Resolution No. PC-91-9 <br /> <br />1. Development shall be substantially as shown on the Development <br />Plans and the Moller Ranch Design Standards, dated "Received <br />November 2, 1990" and the Addendum to the PUD application, <br />dated "Received February 7, 1991" identified as Exhibit "A" on <br />file with the Planning Department (except for Attachment 6 of <br />the Addendum, alternate alignment of "C" Court) except as <br />modified herein. <br /> <br />2. The Moller Ranch Design Standards for Custom Lots shall be <br />amended as follows prior to the approval of any final map: <br /> <br />a. <br /> <br />Section <br />setbacks <br />District <br />shall be <br /> <br />E.5, page 6, indicates that the side yard <br />are based on the West Foothill Road overlay <br />Guidelines. The side yard setback requirements <br />based on Section 18.78.070 of the WFRCOD. <br /> <br />b. All improvements outside the defined building envelope <br />areas shall ~e limited to the installation of landscape <br />features. <br /> <br />c. A native plant palette shall be established to guide the <br />development of landscape plans for the custom lots. This <br />plant palette shall be submitted to the Design Review <br />Board for review and approval. <br /> <br />d. Preliminary landscape plans, including plan palette, <br />quantities, and sizes are required to be submitted in <br />conjunction with the Design Review Board application for <br />any house plans. After the landscape plan has been <br />installed, minor modifications to the plan by individual <br />homeowners are allowed provided that the general <br />character of the approved landscape plan is maintained. <br /> <br />e. The use of stucco siding in limited amounts is allowed if <br />the elevation contains other natural materials which <br />visually produce an elevation that is sensitive to the <br />natural surroundings to the satisfaction of the Design <br />Review Board. <br /> <br />f. The height for all structures shall be determined based <br />on the requirements of the West Foothill Road Corridor <br />Design Guidelines. <br /> <br />g.
