<br />c. If exempt from growth management, the applicant fails to <br />record a fina1 map within two years of PUD approva1. <br /> <br />40. Improvements and/or development in the open space area shall <br />be limited to improvements required to install the <br />recreational trail system or infrastructure requirements. The <br />final map for the project shall clearly delineate all open <br />space areas to be preserved and shall contain language on the <br />final map that future development in the open space area is <br />limited to those improvements necessary to implement the <br />recreational trail system. A deed restriction shall be <br />recorded with the final map. <br /> <br />41. A fencing plan shall be developed to integrate adjacent <br />property line live stock fencing. The developer shall be <br />responsible for the installation of this fencing prior to <br />building permit issuance. <br /> <br />42. Adequate roadway widths and alignments for access to the <br />private access easements off "B" Court shall be established. <br />These intersections shall be designed to handle turning <br />movements of semi-trucks. The specific alignments shall be <br />shown on any tentative map application. <br /> <br />43. "E" Court and "A" street shall be 36 foot curb to curb with 5 <br />foot wide monolithic sidewalk on at least one side of the <br />street. There shall be sidewalk on both sides where houses <br />front on both sides of the street. street "E" Court (street) <br />shall be extended to "A" street and with turn-arounds deleted. <br />The street grades between these streets shall be revised to <br />allow this connection. "E" Court and "A" street shall be a <br />public street. <br /> <br />44. The loop street off "E" Court shall be a minimum width of 28 <br />feet curb to curb and have a sidewalk on one side of the <br />street. This street shall be privately maintained by the <br />homeowners association, there shall be a public service <br />easement over the entire street, and behind the curb 8 feet. <br /> <br />45. There shall be no parking on "A" street from "E" Court to <br />Foothill Road. The street shall be striped for bike lanes on <br />both sides of the street in this area. <br /> <br />46. There shall be a 5 foot wide flat area at the toe of the slope <br />between the 10,000 sq. ft. lots identified as 7 through 13 and <br />the adjacent townhomes to allow construction of a concrete V- <br />ditch at the base of the hillside. This requirement shall be <br />reflected in a cross section on the tentative map. <br /> <br />Resolution No. PC-91-9 <br />February 27, 1991 <br />
