<br />47. Lot 12A shall not be allowed to grade or build beyond the <br />identified bui1ding enve10pe area due to the proximity of the <br />adjacent drainage swale to the north. <br /> <br />48. "c" Court shall be designed with a positive drainage release. <br /> <br />49. The developer's engineer shall demonstrate to the City <br />Engineer how the drainage behind lots 4A and 3A will be <br />provided in conjunction with any tentative map application. <br /> <br />50. The raised median on "E" Court at its intersection with "A" <br />street shall be eliminated. <br /> <br />51. An area 5 foot in width behind the curb or sidewalk, whichever <br />is applicable, shall be graded at a maximum slope of 2% <br />towards the street. This requirement shall apply to all <br />streets. <br /> <br />52. The developer shall modify the traffic signal on Foothill Road <br />at Muirwood Drive (south) to provide detection and indication <br />for "B" Court. <br /> <br />53. Prior to any tentative map application, an investigation for <br />the extension of "c" Court to the Presley's Laurel Creek <br />development "A" street shall be conducted.
