<br />b. The applicant shall plant coast live oak, valley oak, <br />Ca1ifornia 1aure1, and Ca1ifornia buckeye trees on the <br />site at a 6 to 1 replacement ratio for each heritage <br />trees removed, in a mix ranging from 5 gallon (20 <br />percent), 15 gallon (60 percent), and 24 inch box (20 <br />percent). The location and arrangement of such trees <br />shall be subject to the approval of the Design Review <br />Board. The tree plan, replacement planting, and <br />follow-up care shall be handled by an established <br />horticultural firm which specializes in the reforestation <br />of Bay Area woodland sites. The plan shall include a set <br />of stringent rules regarding the use of herbicides, and <br />enforcement of such rules shall be the responsibility of <br />the homeowners association. <br /> <br />c. Exhibit "C", A Homeowner's Guide to Oak Tree Preservation <br />and Care at Moller Ranch, prepared by Nelda Matheny, <br />dated November 11, 1990, contained within the Moller <br />Ranch Design standards shall be included as requirements <br />of the CC&Rs for all properties with oak trees that are <br />to be preserved and/or replanted. <br /> <br />25. Landscape Plan <br /> <br />a. A landscape plan shall be submitted for review and <br />approval to the Design Review Board. <br /> <br />b. A detailed re-vegetation plan shall be prepared for all <br />cut banks, giving particular attention to a program to <br />ensure successful replanting and maintenance over time in <br />conjunction with any tentative map application. Disturbed <br />slopes to remain in open space shall be planted with <br />native trees and compatible vegetation, in a pattern <br />similar to existing site conditions. Careful landscape <br />treatment shall be used to minimize abrupt contrast <br />between irrigated areas and natural open space, including <br />planting in irregular rather than geometric patterns. <br />Hydroseed mix shall be used in all sloped areas within <br />daylight lines. <br /> <br />c. The applicant shall use plantings and irrigation systems <br />to provide maximum water conservation benefits, with an <br />emphasis placed on drought-tolerant native plants. <br /> <br />26. Whipsnake/Tiger Salamander <br /> <br />a. A field trapping survey shall be conducted to determine <br />if either the Whipsnake or Tiger Salamander exists within <br />that area of the subject property identified by the <br />Moller Ranch Technical study or the Alameda Whipsnake <br />Habitat Protection and Enhancement Plan prepared by Gary <br /> <br />Resolution No. PC-91-9 <br />February 27, 1991 <br />
