<br />23. "No Parking" signs, or acceptable equals, shall be installed <br />a10ng the private road for the townhomes to the satisfaction <br />of the Fire Department prior occupancy. <br /> <br />24. street addresses shall be installed to the satisfaction of the <br />Fire Department prior to occupancy. Address numbers shall be <br />installed on the front and on the rear of the buildings. <br /> <br />25. That this project shall be sUbject to the Standard Conditions <br />of Development, attached hereto and made part of this case by <br />reference, except Conditions Nos. 7, 14, 25, and 34. <br /> <br />26. Construction of residential units shall not commence until the <br />Pleasanton School District indicates to the Planning Director <br />that adequate capacity for the project-generated children will <br />be available at the time of occupancy. <br /> <br />27. This development plan shall be of no further validity and the <br />applicant shall be required to submit the same or new <br />development plan for City approval prior to development of the <br />site in the event that any of the following occur: <br /> <br />a. The applicant fails to receive growth management approval <br />within 2 1/2 years of PUD approval; or <br /> <br />b. Subsequent to such approval, the applicant allows the <br />growth management approval to lapse; or <br /> <br />c. If exempt from growth management, the applicant fails to <br />record a final map within two years of PUD approval. <br /> <br />28. The site is hereby rezoned to Planned unit Development - High <br />Density Residential. All uses on the site shall be limited to <br />those uses allowed by the R-M zoning district. <br /> <br />29. There shall be no parking on the interior streets except in <br />designated areas. <br /> <br />30. The detached units shall have the following minimum setbacks: <br />Front Yards - 20 feet minimum <br />Rear Yards - 15 feet minimum <br />side Yards 5 feet minimum <br /> <br />31. All units shall be equipped with automatic rOll-up sectional <br />garage doors. <br /> <br />32. A disclosure statement shall be prepared and distributed to <br />all future buyers. The statement shall provide information on <br />the adjacent industrial. use, its potential hours of <br />operations, and loading and unloading truck activities. The <br />statement shall also provide information on potential uses of <br />the abandoned railroad right-of-way. The specific statement <br />shall be submitted to the Planning Director for review and <br />approval prior to building permit issuance. <br />
