<br />33. The driveway to the townhouses shall intersect "A" street with <br />a standard driveway rather than a street cut. <br /> <br />34. The driveway to the townhouses shall have a minimum curb <br />return radius of 15 feet. All curves within this driveway <br />shall be concentric. <br /> <br />35. Wherever feasible, the driveway to the single-family homes <br />shall be off "A" street. <br /> <br />36. The typical section for "A" shall include an 8 foot wide <br />public service easement behind the right-of-way on both sides <br />of the street. <br /> <br />37. All utilities to the townhouses, except the water main, shall <br />be private and maintained by the owner's association. <br /> <br />38. The developer I s engineer shall prepare all necessary documents <br />for the City to abandon the existing water and joint trench <br />easements. <br /> <br />39. There shall be an exclusive 10 foot wide water main easement <br />created over the proposed water main in the private driveway. <br /> <br />40. The utilities on "A" street near the intersection with the <br />private driveway shall be redesigned to the satisfaction of <br />the city Engineer to reduce the number of pipe crossings. <br /> <br />41. The project shall provide for the drainage from the abandoned <br />SPRR right-of-way. <br /> <br />42. Rheem Drive across the project frontage shall be overlaid at <br />the conclusion of construction. <br /> <br />43. The typical section for Rheem Drive shall show a separated <br />sidewalk to match the existing improvements on Rheem Drive. <br />This section shall be shown on the tentative map. <br /> <br />44. The developer shall construct raised concrete planters between <br />the townhouse garages to prevent large vehicles from running <br />into the second story that overhangs the driveway. The design <br />of said planters shall be shown on the tentative map. <br />
