<br />20. <br /> <br />A tot lot shall be provided in conjunction with <br />recreationa1 area. The project shall include at least one fire hydrant, adequate <br />water supply, access and blue dots subj ect to review and <br />approval of the Fire and Engineering Departments. <br /> <br />22. Adequate emergency access shall be provided to the rear of the <br />interior units or individual units shall be equipped with fire <br />sprinklers to the satisfaction of the Building and Fire <br />Departments. <br /> <br />23. That this project shall be subject to the Standard Conditions <br />of Development, attached hereto and made part of this case by <br />reference, except Conditions Nos. 7, 14, 25, and 34. <br /> <br />24. Construction of residential units shall not commence until the <br />Pleasanton School District indicates to the Planning Director <br />that adequate capacity for the project-generated children will <br />be available at the time of occupancy. <br /> <br />25. This development plan shall be of no further validity and the <br />applicant shall be required to submit the same or new <br />development plan for City approval prior to development of the <br />site in the event that any of the following occur: <br /> <br />a. The applicant fails to receive growth management approval <br />within 2 1/2 years of PUD approval; or <br /> <br />b. Subsequent to such approval, the applicant allows the <br />growth management approval to lapse; or <br /> <br />c. If exempt from growth management, the applicant fails to <br />record a final map within two years of PUD approval. <br /> <br />26. The site is hereby rezoned to Planned unit Development - High <br />Density Residential. All uses on the site shall be limited to <br />those uses allowed by the R-M zoning district. <br /> <br />27. There shall be no parking on the interior streets except in <br />designated areas. <br /> <br />28. The on-site streets and utility shall be private and <br />maintained by the homeowner's association. <br /> <br />29. The decorative paving on the private street at the <br />intersection with Santa Rita Road shall be maintained by the <br />homeowner's association. <br /> <br />30. The entrance at Santa Rita Road shall be striped to allow a 18 <br />foot travel lane in and a 12 foot width out. <br />
