<br />Resolution PC-91-1 <br />Page 6 <br /> <br />23. If the developer/builder desires a change in the site design, <br />lot configuration, or house design it will require review and <br />approval by the city following standard review processes. Any <br />changes in the design of the project which may affect lot <br />size, the lotting pattern or lot configuration shall be <br />submi tted for the city's review and approval pr ior to the <br />issuance of a Final Map. <br /> <br />24. Major changes in lot size, lot or street configuration, or <br />grading will require submission of a new Tentative Map subject <br />to the review and approval of the Planning commission. <br /> <br />25. Prior to the approval of a Final Map, the developer shall pay <br />the pro-rata share of fees as required by the Stoneridge Drive <br />Specific Plan. <br /> <br />26. The developer shall comply will all requirements of the City <br />of Pleasanton Fire Department including, but not limited to: <br />the provision and installation of approved fire hydrants, <br />water supply access and blue dots. <br /> <br />27. That the developer shall confer with the property owners of <br />Lots 54 and 55, Fairlands Terrace Tract No. 4901, and receive <br />their approval prior to grading. The developer shall be <br />responsible for repairing or replacing fencing, landscaping, <br />etc., to the satisfaction of the property owners. <br /> <br />28. Mendenhall Court shall be redesigned to the satisfaction of <br />the City Engineer, so that the gutter flow is away from the <br />end of the bulb of the cul-de-sac. The pad grade adjustment <br />as a result of the revision shall be approved by the Planning <br />Director and Public ~orks Director. <br /> <br />29. Prior to the approval of the Final Map, the storm drain line <br />shown between Mendenhall Court and West Las positas Boulevard <br />between Lots 81 and 82, and 67 and 68, shall be deleted and <br />the storm drain pipe shall be placed within Mendenhall Court, <br />unless otherwise modified or approved by the City Engineer. <br /> <br />30. Except for the rear 30 feet of lots 109 through 118, all lot <br />grading shall comply with sections 2907 (b) (5) and 7012 (d) <br />of the 1988 California Building Code. <br /> <br />31. The size of the water main in West Las Positas Boulevard shall <br />be 12-inch unless otherwise approved by the City Engineer. <br /> <br />- <br />
