<br />Resolution No. PC-91-1 <br />Page 5 <br /> <br />15. All measures necessary to remove the site from the flood <br />hazard zone shall be undertaken as part of the Phase 1 <br />construction. These include, but are not limited to, <br />construction of the berm and V-ditches, filling of the site to <br />raise pad elevations, and construction of drains or culverts <br />for storm and flood water diversion as determined necessary by <br />the City Engineer. <br /> <br />16. As part of the Final Map approval, the applicant shall <br />dedicate the 2.7 acre parcel indicated for park purposes to <br />the city. The developer shall be responsible for all park <br />improvements to the 2.7 acre portion of the park, as <br />determined by the City's Park and Recreation commission. <br />Determination of park improvements shall be made by the Park <br />and Recreation commission prior to approval of the Final Map. <br /> <br />17. That the design of the masonry wall between the park and Lots <br />30 and 34-38 shall be subject to review and approval by the <br />Planning Director in conjunction with the review of park <br />improvements by the City's Park and Recreation Commission and <br />prior to approval of the Final Map. <br /> <br />18. That the fencing plan shall be as indicated on the landscape <br />plan. Any changes in the fencing plan shall be subject to the <br />review and approval of the Planning Director. <br /> <br />19. No fences or wall, except along a property line, and no large- <br />sized vegetation shall be planted in any water, sanitary <br />sewer, or storm drain easements within the individual lots. <br /> <br />20. If it is determined that an easement is necessary across the <br />rear of Lots 92 - 96 to transfer the utility line from the <br />above ground pole to an underground sleeve in Kirkcaldy <br />street, this easement shall be shown on the Final Map. <br /> <br />21. That the Moderate Income Housing Program shall be modified to <br />give sale preference to Pleasanton residents and workers. <br /> <br />22. That the Moderate Income Housing Program shall be modified to <br />indicate that if the county desires to sell at market price <br />any unit reserved for the affordable housing program, the City <br />of Pleasanton shall have second right of refusal to purchase <br />the house from the County at the affordable sale price. In <br />the event that a unit is sold at fair market value, any and <br />all proceeds of that sale which are returned to the County <br />shall be used exclusively for low and moderate income <br />programs. <br />
