She further pointed out how she would want the road to be laid out. She said the
homeowners also would like to have some kind of liaison or representative available for
when development begins to take place so they would have a voice in the matter. She
expressed concern that the road as laid out might encourage speeding traffic and felt that
traffic should be slowed down on the east side of Sunol Boulevard. She also stated she
would not want developers to cut down heritage trees or do unnecessary grading.

Joe Tramador, 1153 Lund Ranch Road, Ventana Hills, stated that when he purchased his
property he was assured by the Fish and Game Department that he had a protected area. As
shown on the map, he said a road may be planned to go directly through the protected areas.
His second concern is that the cut-through to Independence Drive could become a short-cut
for people heading down Sunol Boulevard and 1-680. In response to Commissioner Horan's
question, Mr. Tramador said he has documentation in writing from the Fish and Game
Department that his property will be protected.

Karen Sherriff, 1051 Hopkins Way, Ventana Hills, said her preference was for the road to
end in a cul-de-sac, but did understand the need to route traffic through. She suggested that
stop signs be placed at Independence Drive and Bernal Avenue in order to slow down and
limit cut-through traffic, and possibly limit left turns at prime times of the day.

Ellen VanDyke, 5133 Independence Drive, expressed concern regarding the connection
between Independence Drive and the east/west collector road. She favored having it end in a
cul-de-sac. She said she brings her son to the nearby park twice a day and wished to make
the Commission and staff aware that it is a very busy street with the park grass ending close
to the street. Her last concern was that she felt Lund Ranch development should be looked
at more carefully so that the bigger picture can be reviewed and taken into consideration.

Margo Kelly, 5157 Independence Drive, stated that about three weeks ago a high speed chase
took place in her neighborhood. The point of her message was that even criminals know that
Ventana Hills is a short-cut to 1-680.

Debbie Glisanos, 5125 Independence Drive, said she echoes the concerns expressed about
speeding traffic on Independence Drive. She also would like for it to end in a cul-de-sac.
She noted that before she purchased her home about eight months ago she had been informed
that Independence Drive would remain a cul-de-sac. She was surprised how much things had
changed in eight months.

Joy Macari, 455 Sycamore Road, owner of Parcel 26, noted that she had submitted a letter to
the Commission and staff before the meeting. She requested that her property be changed to
Low Density, and did not think it would support more than one other lot. She said she and
her husband do support the North Sycamore plan; however, she does see that development is
changing the area. At this point she felt there was very little rural character left to preserve.

Minutes Planning Commission November 13, 1991
Page 9
