Spieker Partners/Goodvear and Oil Chanl!er <br />Application for a major modification to an approved planned unit development to <br />amend the development plan and for design review approval of three proposed buildings <br />totalling 14,600 sq. ft., to be located at 420S Rosewood Drive (Rose Pavilion Shopping <br />Center). Zoning for the property is PUD (planned Unit Development) - Commercial <br />District. <br /> <br />Mr. Iserson presented the staff report recommending approval of Case <br />PUD-89-6-4M subject to the conditions of the staff report. He noted that Condition 6 be <br />amended to reflect the change regarding the lights. <br /> <br />THE PUBLIC HEARING WAS OPENED. <br /> <br />Brad Blake, 6000 Stoneridge Mall Road, represented the application. He stated he has met <br />with Garcia's Restaurant and they have agreed to turn the lights off at the close of business; <br />noting that weekend hours are more flexible. He said that Garcia's was happy to cooperate. <br />He said Outdoor World would like for their sign to stay on until the theater next door is <br />closed as it is very dark without it. <br /> <br />Commissioner Wright suggested that an inexpensive aluminum cut-off shade could be used to <br />down-flow the light, making it react like a spotlight, which would cut the glare to the <br />residents. Mr. Blake felt that was a feasible solution. <br /> <br />Bob Harbison, 3596 Chippendale, thanked Mr. Blake and Mr. Iserson for their work on their <br />complaint regarding the lights. <br /> <br />Chairman Mahem asked Mr. Harbison if he could agree to the cut-off lights as suggested by <br />Commissioner Wright. Mr. Harbison said that would be agreeable with him. <br /> <br />THE PUBLIC HEARING WAS CWSED. <br /> <br />Commissioner Wright expressed some concern that parking spaces might be borderline <br />adequate and would not favor taking any away. He personally did not think this was an <br />appropriate place for Goodyear and Oil Changers and felt they created too much traffic. <br /> <br />Discussion ensued regarding parking for the area. It was concluded that even though about <br />22 parking spaces had been removed to provide landscape space that parking would be <br />adequate. <br /> <br />A motion was made by Commissioner Michelotti, seconded by Commissioner McGuirk <br />recommending approval of Case PUD-89-6-4M subject to the conditions of the staff report, <br />with the following modification: <br /> <br />Minutes Planning Commission November 13, 1991 <br />Page 19 <br /> <br />I. <br /> <br />. <br />
