development of the Lund Ranch all provided for in the General Plan. If this capacity cannot
be provided through the Sycamore area due to competing capacity for the land development
in this area, then he requested the Planning Commission fully restore the access of Lund
Ranch to all adjacent properties.

Chairman Mahern asked Mr. Lund the General Plan density for his property at the present
time. Mr. Lund replied that it is Low Density and Rural Density Residential. In response to
Commissioner McGuirk's question, Mr. Lund estimated that the percentage of Low Density
to Rural Density Residential is about 50/50. He said the whole north ridge would probably
be Rural Density.

Steven Siner, 6599 Stanton Court, stated that this is the first meeting he has attended on the
North Sycamore Specific Plan. He wished to state some general concerns. He said he has
lived in Pleasanton for five years, moving here from Campbell. He said he chose Pleasanton
because he was impressed with the amount of planning that apparently went into making
Pleasanton such an attractive city. He addressed comments made in regard to the need for a
school on the site. He said that he is hearing contradictory comments: a school is needed; a
school is not needed. He felt this indicates that more studies need to be done and that the
project is being rushed too much.

Commissioner Horan told Mr. Siner that he can request further information from the
Planning Department.

Sue Frost, 990 Sycamore Road, stated that at the last meeting she voiced concern that the
East/West collector road went through her house; on the plans shown tonight, the proposed
road has moved away from her house but that the proposed park is now located on her
property. She was opposed to a park as well as a road, and said she already has a problem
with kids parking there at night. In regard to Alternative 6, she felt the road which would be
about 25 ft. from her house was too close. She would be inclined to be more in favor of
Alternative 7A should a road be deemed necessary.

In response to Commissioner Horan's question, Ms. Frost said she does not favor any
development in the area, but if it must come, she wants to preserve the rural atmosphere as
much as possible.

Commissioner Michelotti discussed with Mr. Rasmussen the need for the park on Ms.
Frost's property and how this would be treated should it be necessary.

Ken Thompson, 387 Sycamore Road, is opposed to any development. He could not see why
the people who have more property and want to develop could not have the road go through
their property, instead of going through or right past someone who only has a little land. He
stressed he does not want the road going past his property.

Ronald Wasick of San Antonio Street, Co-President of the Mission Park Homeowners Assn.,
said he does not want to bad-mouth the Planning Commission, but he would lamblast them
for any opening of San Antonio Street. He thought the interests of Mission Park have not
been adequately heard on the matter under discussion. He said in the spirit of compromise,

Minute.
