<br />Chairman Mahern asked whether this case, if approved, will come back to the Design Review Board <br />in regard to design and landscape. Mr. Swift agreed that it would. <br /> <br />THE PUBLIC HEARING WAS OPENED. <br /> <br />Randall Cavangh, architect, 909 14th Street, Modesto, CA 95354, represented the application. He <br />stated he has no problem with the conditions. <br /> <br />Commissioner Horan asked how many tables will be left inside the restaurant after the remodeling. <br />Mr. Cavangh replied there will be six tables and 24 seats left inside. <br /> <br />Commissioner McGuirk asked the applicant to describe the traffic pattern after remodeling. Mr. <br />Cavangh did SO and replied that the proposed drive-through would exit onto an existing right turn <br />lane only on Santa Rita Road. <br /> <br />In response to Commissioner McGuirk's question, Mr. Higdon indicated staff has no problem with <br />the direction of traffic going through the parking lot. <br /> <br />THE PUBLIC HEARING WAS CWSED. <br /> <br />COMMISSION'S COMMENTS <br /> <br />. Commissioner Hovingh stated he still feels there are too many small problems with the application <br />in regard to landscaping, air quality, stack-up of traffic, and architecture. He could not support the <br />application. <br /> <br />Commissioner Horan stated he felt comfortable with the situation as the applicant must be approved <br />by the Design Review Board before they can do anything. <br /> <br />In response to Commissioner McGuirk's question, Mr. Swift explained that DRB will review the <br />architecture and the landscaping. He explained that to install the drive-thru that some of the <br />landscaping would have to be changed and made narrower. <br /> <br />A motion was made by Commissioner Horan, seconded by Commissioner McGuirk making the <br />required use findings and approving Case UP-91-32 subject to the conditions of the staff report. <br /> <br />ROLL CALL VOTE <br />A YES: Commissioners Horan, McGuirk, Wright and Chairman Mahern <br />NOES: Commissioner Hovingh <br />ABSENT: Commissioner Michelotti <br />ABSTAIN: None <br /> <br />Resolution No. PC-91-51 was entered and adopted approving Case UP-91-32 as motioned. <br /> <br />Minutes Planning Commission <br />July 24, 1991 <br /> <br />Page 3 <br />
