<br />the Commission tonight. <br /> <br />Commissioner Hovingh called attention to a single-family home on the comer of Vineyard <br />Avenue and Linden Way that is not included in the action taken tonight. He asked staff if <br />that is within the City. Mr. Pavan stated that particular property is unincorporated. Further <br />discussion ensued between Commissioner Horan and Mr. Pavan as to how this area became <br />unincorporated and rather isolated. <br /> <br />Commissioner Horan asked whether the Ales want to be part of the medium density <br />designation as being considered tonight. Mr. Pavan affirmed that the Ales do favor medium <br />density . <br /> <br />THE PUBLIC HEARING WAS OPENED <br /> <br />Rich Hempy, 3568 Vine Street, stated he basically agrees with staff, but does not agree with <br />the recommendation of R-1-7,500 designation for the Ales' property. He did not think R-l- <br />7,500 is consistent with the properties around them, as there are a number of different sized <br />lots, some up to three acres. They would like to keep the area as rustic and rural as <br />possible. He felt that R-1-20,OOO designation would be much more favorable for the area, <br />but that R-1-10,OOO would work. <br /> <br />Chairman Mahem asked whether there is an existing house on part of the Ales' property and <br />how it would be affected by the designation. Mr. Hempy said the house on the Ales' <br />property is situated to the left of the property and felt a lot line adjustment would not hurt <br />the property at all. <br /> <br />Commissioners Horan and Hovingh further discussed how R-1-7,500 designation would <br />affect the area. <br /> <br />Mr. Hempy concluded that if there is a lot line adjustment that it should conform to the <br />others. He did not favor R-1-7,500. <br /> <br />Rhonda Hempy, 3568 Vine Street, stated she would like the neighborhood to remain with <br />large lots as it is now. She said there have been between two and four generations raised on <br />these properties, and did not feel the lot lines should be changed. She called attention to <br />Page 6 of the staff report that stated the letters in the staff report support staff <br />recommendations; she said her letter does not support staff recommendations for R-1-7,500 <br />or R-l-lO,OOO. She said that the letter from Chris Johnson states he favors 1/4 to 1/2 acre <br />lots, not staff recommendation. She stated she would like to go on record as being in favor <br />of having 1/2 acre lots and asked that those in agreement be allowed to stand. About 12 <br />people in the audience stood in agreement. <br /> <br />Tom Dillard, 495 Linden Way, stated he has lived across from the Ales' property for 15 <br /> <br />Minute.
