He agreed that the Ales have a right to develop their property, but hoped that only <br />single-family homes would be considered in order to preserve the existing residents' life <br />styles. <br /> <br />Chris Johnson, 3545 Vine Street, stated he favors R-l-lO,OOO zoning. He also felt the maps <br />were not clear as to which property is unincorporated, and felt the streets were not <br />designated as public streets. <br /> <br />Charles Huff, 30 W. Neal Street, spoke in favor of the PUD-MDR zoning for the property. <br />He noted that as affordable housing is so scarce in Pleasanton that R-I-7,500 should be <br />considered to allow for more housing. <br /> <br />John Daniels, 3445 Bernal Avenue, said he is part of the same subdivision. He expressed <br />support for one house per 1/4 acre so that they would blend in with the existing subdivision. <br />He stated he bought his house as a major investment and felt R-I-7,500 zoning would be <br />detrimental to that investment. He felt that traffic would also increase with that zoning and <br />was opposed to that. <br /> <br />Holly Martin, 3536 Vine Street, expressed support for keeping the zoning as it is at present <br />as she was in favor of large lots so a rural life style could be accommodated. She felt this <br />was still one area of Pleasanton where a person could still afford to do that. <br /> <br />Joe Ales, 4046 Graham Street, said he has been in Pleasanton for about 36 years. He said <br />he purchased the subject property as an investment many years ago and proposes to construct <br />multiple units on that property. He wished to go on record as supporting medium density <br />zoning. <br /> <br />Rich Hempy retumed to the podium. He reiterated that he is opposed to medium or high <br />density for the area and feels that the Remen Tract does not lend itself to that zoning. <br /> <br />mE PUBLIC HEARING WAS CWSED. <br /> <br />Commissioner Hovingh asked whether it would be difficult to divide the two northern lots <br />into lots of equal size. Mr. Pavan said it would not be difficult, but access would have to be <br />gained to a public street. <br /> <br />Commissioner Michelotti discussed with Mr. Pavan the third parcel to the south on Vineyard <br />Avenue. <br /> <br />Chairman Mahern discussed with Mr. Pavan whether the property along Linden Way would <br />include a 25 ft. easement. She asked if that street were brought up to be a public street if a <br />portion of the lots would need to be taken for an easement. Mr. Higdon indicated no <br /> <br />Minu~e.
