<br />r- Commissioner Horan said he is not happy with the size of the house for that size <br />lot. He is not overly concerned with the 7 ft. setback, but he is not that sure how <br />this space would affect the existing tree. He also did not like the 20 ft. driveway. <br /> <br />Mr. Swift responded to Commissioner Horan's comment about the driveway and <br />noted that the driveway is actually 16 ft. with a 4 ft. strip for landscaping. <br />Commissioner McGuirk asked how long it would take for Eucalyptus trees to <br />screen the area should they be planted. Mr. Swift estimated about five years. <br /> <br />Commissioner Horan suggested that the house be moved forward somewhat to the <br />driveway. Mr. Swift indicated he had no problem with that, but would have to <br />discuss it with Mr. Thompson. He said the driveway could be as narrow as 12 ft. <br /> <br />A motion was made by Commissioner Horan, seconded by Commissioner Hovingh <br />recommending approval of the Negative Declaration prepared for Case PUD-90-21 <br />inasmuch as project approval will have an insignificant adverse affect on the <br />environment. <br /> <br />ROLL CALL VOTE <br /> <br />AYES: <br /> <br />Commissioners Horan, Hovingh, McGuirk, Michelotti, and Chairman <br />Mahern <br />None <br />None <br />None <br /> <br />,~ <br /> <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Resolution No. PC-91-32 was entered and adopted recommending approval of the <br />Negative Declaration prepared for Case PUD-90-21 as motioned. <br /> <br />A motion was made by Commissioner Horan, seconded by Commissioner Hovingh <br />finding that the project has a De Minimis impact on the site's wildlife; and finding <br />that the plan is consistent with the General Plan and purposes of the PUD <br />Ordinance; and recommending approval of Case PUD-90-21 subject to the <br />conditions of approval listed on Exhibit B, with the following modifications: <br /> <br />o That Condition 4 be amended to say that the footprint of the house <br />on Lot 2 shall stay 10ft. away from the south sideyard setback and <br />oriented to maximize the setback, subject to the approval of the <br />Planning Director; <br /> <br />o That Condition 7 should be amended to say it shall be a new fence on <br />the southern property line paid for by the developer. <br /> <br />MINUTES PLANNING COMMISSION - MAY 8, 1991 Pag. 8 <br /> <br />.. <br /> <br />- <br />
