<br />--. <br /> <br />THE PUBLIC HEARING WAS CLOSED. <br /> <br />Commissioner Hovingh said he has two concerns: He has a problem with the <br />driveway with the lot having the requested 7 ft. setback. He also was concerned <br />with who would maintain the 23 ft. access easement on the western boundary of <br />Lot 2. Mr. Swift explained the easement is part of Lot 2 and that the owner would <br />maintain it. <br /> <br />Commissioner Michelotti said she is still having a difficult time visualizing the <br />proposed house on the site. She felt it is too large for the lot and would prefer to <br />see a two-lot development. However, as it stands she cannot support anything <br />less than 10ft. on the setback. She said the drawing does not convince her that <br />the house will look right on the lot. She also felt that a 10ft. setback is needed to <br />keep any kind of tree healthy. She felt that the project was sold to the neighbors <br />with the impression that the house will be adequately screened by trees and she <br />did not feel this would be the case. <br /> <br />Further discussion ensued between Commissioners Horan, Michelotti, and Wright <br />as to the 10ft. setback. <br /> <br />.~ <br /> <br />Chairman Mahern said she cannot support the project even though the zoning <br />corresponds with the three lots. She felt the house was simply too big for the lot <br />size. She said she has seen infill projects in the past when the neighbors would <br />approve the house and then when it is built they complain. She commended the <br />Thompsons on their efforts but still felt the house was too large. <br /> <br />Commissioner McGuirk requested that Mr. Thompson further explain the <br />discrepancy between the existing pad and the new pad. <br /> <br />THE PUBLIC HEARING WAS OPENED. <br /> <br />Mr. Thompson explained that the old pad is based on the measurement from the <br />porch to the property line. He said it is 10 ft. at the porch and living room and <br />then juts out toward Lot 1. He further clarified this for the Commission. <br /> <br />The Commission further discussed the setback. <br /> <br />THE PUBLIC HEARING WAS CLOSED. <br /> <br />Commissioner McGuirk said he is not comfortable with the large style of <br />architecture put on the lot. He felt even though the neighbors say they approve, <br />he felt once the house is built they would not be happy with it. In addition, he <br />thought the house was too close to the setback.
